Project Overview
The Morris Street Corridor Improvements project brought MVGeneral in as owner’s representative for a significant public infrastructure investment in Indianapolis. The project involved comprehensive streetscape upgrades across multiple city blocks, including new paving, lighting, accessibility improvements, and utility relocations.
The Challenge
Urban corridor projects present unique coordination challenges. Construction activity directly impacts adjacent businesses — reduced foot traffic, noise, dust, and access disruption can significantly harm business revenue. Balancing the need to make real construction progress with the obligation to support existing businesses required sophisticated scheduling and constant communication.
The project also involved multiple prime contractors (public works, electrical, utilities) whose scopes needed careful coordination to avoid conflicts and delays.
Our Approach
As owner’s representative, MVGeneral’s role was to serve as the City’s eyes, ears, and advocate throughout the construction process. We:
- Developed a detailed phasing plan that prioritized continuous business access
- Facilitated weekly coordination meetings between all prime contractors
- Managed the RFI and submittal processes to keep design decisions moving
- Maintained real-time budget and schedule tracking for City stakeholders
- Coordinated with INDOT and Indianapolis Department of Public Works on permitting and inspection requirements
Results
The project delivered on its core objectives: completed on schedule, within the approved budget, and with sustained business access throughout construction. The corridor improvements have since served as a model for similar urban infrastructure projects in Indianapolis.
